Best Areas in Limassol to Buy a New Apartment in 2026

The short answer: there is no single best area, only the best area for how you will use the apartment. Choose the seafront east (Germasogeia, Agios Tychonas) for beach life and holiday rentals, the city centre for walkable urban living, Mesa Geitonia and Agios Athanasios for everyday family life close to schools and offices, and the west around Ypsonas for more space for your budget. Below is how each area feels on the ground.

Limassol is Cyprus’s second largest city and stretches in a long line along the coast. Most people describe areas by two directions: east or west along the sea, and south or north of the main A1 motorway. Anything south of the motorway and close to the sea tends to be in higher demand, and the further north or west you go, the more space you usually get.

We do not quote price levels here, because they change from building to building and month to month. Ask for current figures on any specific apartment.

Germasogeia and the tourist area

Best for: beach lovers, holiday use, short stays and rentals to visitors.

Germasogeia is really two places. Down by the sea is the tourist area, a strip of hotels, restaurants, cafés and beaches running east of the city centre, with the seafront promenade and bus links along the coast. Up the hill is Germasogeia village, quieter and greener, with views over the city and the Germasogeia dam behind it.

Near the coast you trade some quiet for convenience: everything is walkable, but summer evenings are lively. In the upper village you get calmer streets and often more space, but you will drive more. Both parts are popular with international residents.

Agios Tychonas

Best for: premium seafront living and buyers who want resort style surroundings.

Further east, Agios Tychonas has a coastal strip with some of Limassol’s best known five star hotels, beaches and the ancient site of Amathus nearby, and a hillside village above it with sea views. The area has a more exclusive, slightly quieter feel than the tourist strip and attracts buyers looking for high end apartments and villas. It is a longer drive to the western side of the city, but the motorway is close.

The city centre and seafront

Best for: people who want to walk everywhere, young professionals and urban lifestyle buyers.

The centre includes the old town around Limassol Castle, the shopping street of Anexartisias, Limassol Marina and the long Molos seafront promenade. In recent years the seafront has seen a number of high rise residential towers, while the old town streets are full of small restaurants and bars.

Living centrally means no car for daily life, good rental demand from professionals and students, and constant activity. The trade offs are traffic, limited parking in older streets and, in some buildings, noise. New buildings in the centre often include parking and modern soundproofing, which makes a real difference here.

Mesa Geitonia

Best for: families and long term residents who want to be close to everything.

Mesa Geitonia sits north of the centre and is one of Limassol’s established residential areas. Streets are lined with apartment buildings and houses, local shops, bakeries, schools and parks. It is close to the motorway and a short drive to the beach and the centre.

It is not a tourist area, and that is exactly its appeal: real neighbourhood life. For long term rentals to local and international families, it is a practical location.

Agios Athanasios

Best for: families, people working in the business districts and buyers who value new infrastructure.

Agios Athanasios lies north east, along the motorway. It combines residential streets with business parks and office buildings, and many international companies have offices in and around the area. Newer residential projects, supermarkets and schools make it convenient for everyday life, and the motorway puts both ends of the city within easy reach. It also has quick access to the hills north of Limassol.

Ypsonas and the west

Best for: buyers who want more space for their budget and easy access to the Paphos motorway.

West of the city, Ypsonas has grown fast from a village into a busy suburb. It sits near the motorway towards Paphos, with the Kolossi and Akrotiri countryside and beaches beyond. You generally get larger apartments and more new construction here, with a quieter pace. The downside is distance from the eastern seafront, so daily life is car based.

Other areas worth knowing

  • Zakaki and the west seafront, near the new port and the City of Dreams Mediterranean casino resort, an area that has seen a lot of investment.
  • Potamos Germasogeias and Mouttagiaka, residential areas close to the eastern beaches.
  • Linopetra and Kapsalos, central residential districts north of the old town.
  • Parekklisia and Pyrgos, east of Agios Tychonas, for more space further out.

How to choose: five questions

  1. Will you live there or rent it out? Holiday rental demand is strongest near the sea; long term tenants often prefer quieter residential areas close to schools and offices.
  2. Do you want to walk or drive? Only the centre and the tourist strip are truly walkable.
  3. Where will you work or study? Traffic on the coastal road and motorway at peak hours can change your daily routine.
  4. How important is the sea view? Views add to price and to rental appeal, but so does a large balcony or a pool.
  5. How new is the building? Energy efficiency, parking and lifts matter more than many buyers expect. See our comparison of new build or resale.

If rental income is part of your plan, read our guide to rental yields in Limassol before you choose an area. According to Global Property Guide (updated September 2026), gross yields based on asking rents and prices differ by apartment size, which is another reason to match the unit to the likely tenant.

Frequently asked questions

Which area of Limassol is best for families?

Mesa Geitonia and Agios Athanasios are popular with families because they are residential, close to schools and shops and near the motorway. Upper Germasogeia also suits families who want a quieter setting with easy beach access.

Where do most foreign buyers purchase in Limassol?

Foreign buyers are spread across the city, but the seafront east, the city centre and the business friendly north east are especially popular. The right choice depends on whether the apartment is for living, renting or both.

Is it better to buy near the sea or inland in Limassol?

Near the sea gives lifestyle and holiday rental appeal, usually at a higher price. Inland areas offer more space and calmer daily life. Many buyers find a good balance a few minutes’ drive from the beach.

Is Ypsonas a good area to buy?

Ypsonas suits buyers who want more space and newer buildings and do not mind driving. It has good motorway access towards Paphos, but it is further from the eastern beaches.
